The Challenge
SH Dunford was awarded the project after designing it and working closely with the property owner. The project is located at a four-unit rental property, where each unit requires its own access and private outdoor area. The lot is extremely small, set below grade from the road, and suffers from poor drainage.
Our Solution
We designed a permeable patio capable of handling rain and runoff from neighboring properties. It features large dry wells to collect and disperse water. The patio is built on top of 16 inches of drainage stone above virgin sand, with permeable piping running beneath it to collect water and direct it to the dry wells. Additionally, the patio is rated to support vehicle traffic.
The patio has multiple levels and is surrounded by landscape timber walls that we constructed. We worked closely with deck and fence contractors to coordinate the placement of posts and footings within the hardscape area. The project also involved creating two driveways with cobblestone edging and aprons and installing privacy plantings along the front of the property.
